Real Estate Regulation and Development Act (RERA) Karnataka

The official portal of Real Estate Regulatory Authority Karnataka (RERA Karnataka) is developed under section 4.3 of the Real Estate Regulatory Authority (RERA) Act, 2016. The RERA Act, 2016 was introduced to reform the real estate segment of the country, thereby encouraging better transparency, citizen centricity, financial disciple and accountability.

Rs.5/square meter of the total area of the plot. The maximum fee is Rs.5 lakh.

RERA Act for Karnataka Real Estate Agents

The real estate agent must pay Rs.25,000 as registration fees if he is an individual. In every other case, the registration fee is Rs.2 lakh.

In addition to this, every real estate agent should provide the following documents in addition to any other requested information and forms for registration:

  1. Brief information of the agency along with its name, type of business, address, societies, partnerships, proprietorship, and more.
  2. Details of registration of the enterprise including the MOA, AOA, and the bye-laws.
  3. If the agent is an individual, details of his name, contact details, and address. In any other case, full details and photographs of the directors or partners.
  4. PAN card copy (self-authorised).
  5. Copy of the address of the business (self-authorised).

Protection for Karnataka Real Estate Buyers

In case you want to register a complaint about any violation committed under this Act, you can do so with the Adjudicating Officer or the Regulatory Authority. You will have to take a Demand Draft (DD) to the extent of Rs.1,000 to file your complaint.

How to Register in RERA Karnataka

To register, follow the below process:

  1. Visit Rera Karnataka official website.
  2. Select 'Registration' from the drop-down menu. 
  3. You'll have five choices, which are: Project Registration/Complaint Registration/Apply for Extension/Change Request/Post Registration and Quarterly Update.
  4. You'll be directed to go through the checklist in order to keep all required documents ready for the registration process.
  5. The next page lets you choose the promoter type (Individual or Societies/Company/Partnership Firm/Development Authority/Trust Agents.
  6. Now, enter your Email ID.
  7. Follow the process to register the project.

Documents checklist for individual real estate agents:

For individual real estate agents, the following documents are to be provided:

  1. Name of the agent (as per PAN records)
  2. Contact details of the agent (mobile phone or telephone number)
  3. Email ID of the agent
  4. Self-attested ID proofs such as passport, voter ID card, Aadhaar card, driving licence, and/or bank passbook with photograph
  5. PAN card (self-attested copy)
  6. Passport sized photograph of the agent
  7. Agent notarised affidavit on Rs.100 stamp paper

Documents checklist for company, society, partnership firm, trust, development authority, or proprietorship firm

For company, society, partnership firm, trust, development authority, or proprietorship firm, the following documents are to be provided:

  1. Name of the applicant
  2. Full address of the firm
  3. Contact details (telephone number or mobile phone number of the firm)
  4. Valid email ID of the agent
  5. Self-attested ID proofs such as bank passbook with photograph or name of the company, registration certificate of the company, shops and establishment certificate, and/or GST certificate
  6. PAN card (self-attested copy and with company seal)
  7. Details of one of the directors or partners of the firm (including name, contact number, email ID, and photograph)

Documents required to be uploaded while making the payment

  1. Attach Online Payment Receipt
  2. Penalty Paid Receipt

For promoter type other than individual, apart from the above set of documents, company registration certificate is required to be uploaded.
