Real Estate Regulation and Development Act (RERA) Odisha

The Housing & Urban Development Department, Government of Odisha, has released the Odisha Real Estate (Regulation & Development) Rules, 2017, which are to be followed by all the real estate developers & builders, and real estate agents in the state.

These RERA rules lay down the information and documents which are to be submitted by the agents and developers alike, at the time of registration.

How to Register as Real Estate Agent

Step 1: Visit RERA Odisha official website.

Step 2: Click on the "Do you want to register your project/as agent?" button.

Step 3: You will be redirected to a page where you have to select whether you have already registered as a promoter or agent. Select "No" if you haven't.

Step 4: Provide all the necessary information required as per the format given in the registration form.

Step 5: Create your user ID and password.

Step 6: Click on the "Register" button.

How to Register as Promoters

Step 1: Visit RERA Odisha official website at http://orera.in/.

Step 2: Click on the "Do you want to register your project/as agent?" button.

Step 3: You will be redirected to a page where you have to select whether you have already registered as a promoter or agent. Select "No" if you haven't.

Step 4: Read the guidelines carefully and fill in the online application form accordingly.

Step 5: Click on the "Proceed to Login" button.

Step 6: Provide your username and password, go to the Dashboard page, and register.

  1. PAN card of Board of Directors, or, partner, or trustee
  2. Photograph of Board of Directors, partner, or trustee
  3. GST registration certificate
  4. In case of an ongoing project, ORERA Permission Order is required
  5. Encumbrance certificate
  6. Money receipt for penalty deposit
  7. ROR (Record of Rights)
  8. Advocate's report
  9. Power of Attorney (if applicable)
  10. Development agreement is applicable
  11. Approval letter concerning the building plan
  12. Site plan drawing (approved)
  13. Structural Stability Certificate (if applicable)
  14. Map of the location
  15. No Objection Certificate from CGWA or affidavit as prescribed
  16. Cancelled cheque
  17. Project status document
  18. Fire Safety Certificate
  19. Allotment letter format
  20. Conveyance deed format
  21. Last 3 years' annual report
  22. Last 3 years' Income Tax Returns
  23. Last 3 years' audit report
  24. Property and site related images
  25. Undertaking to adopt agreement for sale format based on Rule-8(1) of ORE (R & D) Rule-2017
